• Preplanning

    Preplanning is the most critical process to every successful construction project. Our experience has proven that by developing a good plan, our projects run more efficiently and reduce both time and costs over the life of the project. The first step is understanding the project goals, and detailing a plan for procurement so that all of the materials arrive to the project when needed to maintain the project flow.

    As our team is integrated into the project we analyze fast tracking opportunities for the project. In an effort to manage the quality control standards while incorporating the efficiency of fabrication our team will analyze the feasibility of providing prefabricated systems to the project site in lieu of traditional building practices. We believe that there are inherent efficiencies to prefabricate as much as possible in a controlled environment. This approach has proven to be more cost-effective.

    We have seen the value of awarding contracts early to critical trades to collaboratively coordinate their work. The result is a lean construction process that minimizes waste, while providing the most accurate information. This will allow our team to closely coordinate all components of the project early enough to prepare our submittal packages so that they are in for approval concurrently with the final design documents. Our goal for this project is to have critical submittals reviewed and submitted for final approval with the 100% Construction Document package. Our focus is to receive product data and shop drawings for the critical elements of the project within the first 20% of the project to confirm that systems are well coordinated prior to fabrication. This eliminates waste in the field.

    iiCON has benefitted from integrating our construction efforts with Building Information Modeling (BIM). We are successful in expediting our project schedule through advanced detailing for our foundation and structural elements. We utilize BIM on our projects to allow our team to fabricate their work in the most efficient manner and provide more detail to our field crews with well-coordinated documents. As the design progresses, we will utilize the BIM model to coordinate above ceiling access, ensure adequate space for maintenance, and perform clash detection for all of our trades involved. Our team will also use this process to develop virtual mock-ups for our work including the enclosure to ensure that the various systems will be coordinated to ensure that the air and weather barriers will perform as required.
